How is replacement cost different from market value?
Market value is what you could sell the home for. Replacement cost is what it would cost to rebuild it from the foundation at today's labor and material prices. The replacement-cost number is what your dwelling limit needs to support — not market value.
Do I need flood insurance if I'm not in a FEMA flood zone?
Often yes. FEMA Special Flood Hazard Areas mark the worst statistical risk, but flood claims happen well outside those zones. PA river corridors and creek-adjacent properties carry real exposure. We quote NFIP and private flood markets even when the mortgage does not require it.
Will my premium go up after a claim?
Usually, depending on size and type. Small water-damage claims trigger multi-year surcharges at most carriers. Wind and hail claims often do not, because they are weather-driven, not policyholder-driven. Frequency hurts more than severity for surcharge purposes.
