What homeowners insurance covers
Homeowners insurance has four moving parts that matter in a claim: dwelling coverage A, personal property coverage C, liability coverage E, and the deductible. The right number on each depends on what your house would cost to rebuild today, what's in it, and how you live.
Pennsylvania doesn't legally require homeowners coverage, but every mortgage lender does. The mortgage clause sits on the policy, the lender gets a copy, and a lapse triggers force-placed insurance — which is more expensive and covers less.

Dwelling (Coverage A)
The cost to rebuild the house. Use replacement cost, not market value — they are very different numbers in Pennsylvania.

How much dwelling coverage should I carry?
Replacement cost — what it would take to rebuild today, including labor and materials at current prices, not the price you paid for the home. We use a replacement-cost estimator on every quote and walk through the inputs (square footage, finish level, foundation type) so the number is defensible at claim time.
Do I need flood insurance in Pennsylvania?
If you're in a FEMA Special Flood Hazard Area, your lender requires it. Outside an SFHA, you can't rely on your homeowners policy — flood is excluded. Wyoming Valley, lower Susquehanna, and parts of the Lehigh and Delaware drainages are worth a private-flood quote even if FEMA hasn't mapped you in.
What's the difference between actual cash value and replacement cost?
Actual cash value pays the depreciated value of the item. Replacement cost pays what it would cost to replace it new. The premium difference is small; the claim difference can be the cost of a replacement roof.
Will a dog or pool affect my homeowners rates?
Yes. Some carriers exclude specific dog breeds; others surcharge them. Pools without a fence and trampolines without netting raise rates with most carriers, and a few decline outright. We pre-screen these so you don't get a non-renewal at year two.
How often should I re-shop my homeowners policy?
Every year at renewal. Rate filings change. Carriers that were competitive last year often aren't this year. The re-shop is no cost and we've moved many clients to a better policy without changing what they're paying.
