A home you rent out is not covered correctly by a standard homeowners policy — and carriers can deny a claim if they learn the home is a rental written on an owner-occupied form. Rental property needs a landlord policy, often written on a dwelling fire (DP) form. It covers the structure, your liability as the property owner, and — importantly — loss of rental income if the property becomes uninhabitable after a covered loss. It is a different product from the homeowners insurance on the house you live in.

The biggest mindset shift is what the policy does and does not cover. A landlord policy covers the building and the owner's liability; it does not cover the tenant's belongings — that is the tenant's renters insurance, which most leases should require. Many Pennsylvania landlords require tenants to carry renters coverage and name the landlord as an additional interest, which we can help structure so a tenant's loss never becomes the landlord's claim.

Coverage scales with the property type. A single-family rental, a duplex, and a small multi-unit each price differently, and short-term rentals such as Airbnb and VRBO usually need a specific endorsement or a separate program because the turnover and commercial use fall outside a standard landlord form. Vacant periods between tenants also need attention — many policies restrict coverage on a dwelling vacant beyond 30 or 60 days. We match the form to how the property is actually used.

If you own several rentals, we can structure them together. Start a Pennsylvania homeowners quote, tell us it is a rental and the property type, and we will write the landlord coverage correctly.

Frequently asked questions

Can I use a homeowners policy on a rental property?

No. Owner-occupied homeowners forms aren't built for rentals, and a claim can be denied if the carrier learns it's rented. Rental property needs a landlord or dwelling fire policy.

Does a landlord policy cover my tenant's belongings?

No — it covers the building and your liability, not the tenant's possessions. That's the tenant's renters insurance. Most leases should require it, with the landlord named as an additional interest.

Does landlord insurance cover lost rent?

Yes — fair rental value, or loss-of-rents coverage, pays the rental income you lose if a covered loss makes the unit uninhabitable. It's one of the main reasons to carry a proper landlord policy.

Do I need special coverage for an Airbnb or short-term rental?

Usually yes. Short-term rentals fall outside a standard landlord form because of the turnover and commercial use. We add an endorsement or place a specific short-term-rental program.
